Lead-Based Paint Disclosure – If the unit was built before 1978, the tenant must receive and sign the lead paint disclosure form. Once approved, it must be attached to the lease. Monthly rental contract – A rental agreement that exists thirty (30) days at the same time and is automatically renewed thereafter. Unlike a standard lease agreement, either the lessor or the taker can terminate the contract with one (1) month`s notice. The Tennessee Association of Realtors Residential Lease Agreement is a legal document or agreement between a tenant and a lessor that establishes rental and surety amounts, as well as rights, rules, regulations, responsibilities and other laws to be respected. The tenancy agreement grants a tenant the right to use the property exclusively against rents agreed to the landlord. In addition, the lease defines the rights and obligations of the landlord and tenant during the tenancy period. Tennessee Code Annotated, Section 66-28-505 b) Notwithstanding the subsection (a), if the tenant waives a notification requested in this section, the lessor can immediately file an arrest warrant for failure to pay the rent, without the landlord having to inform the tenant; however, if this sub-part (b) does not reduce the additional time available to the tenant in accordance with the provisions of section 66-28-201. The tenant`s waiver under this subsection (b) is entered into the tenancy agreement in twelve (12) bold characters or more. With bold language, no notification is required and the landlord can simply move to terminate the lease. In accordance with the provisions of section 66-28-201, point c), the rent is due on the date and place agreed by both parties to the tenancy agreement. In the absence of a contrary agreement, the rent must be paid at the beginning of each month in equal increments. In addition, state law requires tenants to be given an additional five (5) days for missed rent before a late fee can be collected.

Sublease Contract – Created for the purpose of renting a property already rented to another tenant, so that the original tenant can evacuate the rent. Landlord Disclosure – Any landlord who wants to show an apartment to potential tenants can do so within the last 30 days (30) days of rental. However, this right is only available if the landlord discloses the information to the tenant in the rental agreement (s. 66-28-403 (e) (5)).
